Title Insurance Overview:

The title insurance industry has been protecting the American dream of homeownership for more than 125 years. Real estate property is the nation’s largest asset. The behind-the-scenes work of title companies ensures the quick and secures transfer of land, fostering lender and consumer confidence in their real estate investments.

Title Insurance is substantially different than other types of insurance coverage, which can often lead to a misunderstanding of the product. Title insurance emphasizes risk prevention rather than risk assumption. In addition, title companies pay millions of dollars each year in claims. 

Why Do You Need Title Insurance?

Title insurance protects the Mortgage Company, buyer, and seller if someone challenges your property title because of title defects unknown at the time you bought the policy. Possible title defects include:

  • Errors or omissions in deeds
  • Mistakes made in examining records
  • Forgery
  • Undisclosed heirs
  • Missing heirs
  • Liens for unpaid taxes
  • Liens by contractors

Before issuing a policy, title companies check for defects in your title by examining public records, including deeds, mortgages, wills, divorce decrees, court judgments, tax records, liens, encumbrances and maps. The title search determines who owns the property, what the outstanding debts are against it, and the condition of the title.

Title companies also handle property closings and hold earnest money in a trust account until a purchase is complete.

Financing Available

 

Through our partnership with various private lenders, many of our clients are able to secure financing for their portfolio properties. Typically these lenders provide financing at 50% loan-to-value with interest only payments of 9% annually.

$100K Purchase Price
$50K Down Payment
$50K Mortgage Loan at 9% Interest

The annual interest on $50,000 at 9% is $4500, which when divided by 12 months would result in a monthly mortgage payment of $375. Typically, the underwriting process takes 5 – 10 days to approve for each investment property; however, in many cases our properties have already been pre-approved for financing.

Property insurance provides protection against most risks to your investment property, such as fire, theft and some weather damage depending on the State. If you are thinking of purchasing an investment property for your portfolio, you must have Building insurance at a minimum, which includes the full replacement cost of the property and also includes protection against theft, wind and hail.  We suggest each property should carry a minimum of $1 Million liability coverage.

Before handing the keys over to your tenant, it is very important to ensure they have tenant and content insurance. The tenant must provide a copy to you or to your Property Management Company before they move in.

Insurance is calculated by using these factors to estimate the likelihood that you or others in similar circumstances, will make a claim and what the cost will be.

Quality Control Manager oversees the evaluation of a finished product for quality and reliability. They assist in the development of our quality control standards. Our Quality Control Manager requires a construction background with an emphasis on full property renovations. Must have managed several renovation projects and familiar with a variety of the field’s concepts, practices, and procedures. Relies on extensive experience and judgment to plan and accomplish goals. Performs a variety of tasks. Leads and directs the work of the crew. Our Quality control manager is in charge of ensuring our investment properties meet acceptable quality standards. Their day-to-day tasks, includes but not limited to:

  • Initial walk through of all properties we are considering to place an offer on.
  • Does a line item quote for potential renovation costs
  • Takes pre renovation pictures
  • Change locks and add lock box and secures the property once we take possession.

 

Monitor renovations:

  • Ensure crew is and stays on budget.
  • Ensures the renovations are moving forward in a timely manner
  • Reports any new issues that comes up and offers suggestions
  • Over all security during the renovation process

 

  • Final walk through of the property to ensure property is ready to be listed with Property Management Company. (Rent ready)
  • Takes post renovation photos
  • Purchase all material for properties (bulk buying)
  • Identify efficiencies to save money
  • Transportation from storage to properties.
